Facebook Marketplace Rental Inquiries: How Landlords Can Answer Them All
A guide for landlords and property managers, with reply scripts. By Julien Benaggoune, founder of PilotAgent. Last updated: October 2026
Short answer: put the facts renters always ask about in the listing (rent, deposit, move-in date, pets, utilities, viewing times), answer every inquiry quickly with one screening question, and group viewings into set time windows instead of arranging each one separately. An AI agent can do the first replies and the screening for you, evenings and weekends included, and pass you the renters worth meeting.
Why rental listings get flooded
A rental on Facebook Marketplace can get dozens of messages in its first day. Most say "Is this still available?" and nothing else. Many people message five or six listings at once and go with whoever answers first. Some never reply again, and a few are scammers. Answering each one by hand, one at a time, is what eats the evening.
Put the answers in the listing first
Every fact in the listing is a question you no longer have to answer. Include:
- Monthly rent, deposit and any fees
- Earliest move-in date and lease length
- Pets: allowed or not, and any pet rent or deposit
- What is included: utilities, parking, laundry, furnished or not
- Requirements: for example income of 3x the rent, references, no smoking
- Your viewing windows, for example "Viewings Tuesday 5 to 7pm and Saturday 10am to 12pm"
- The area or nearest main road (keep the exact address for confirmed viewings)
Reply scripts for the questions renters ask most
Each script answers first, then asks one question that moves the renter forward. Ask every inquirer the same questions, in the same order.
1. "Is this still available?"
2. "Do you allow pets?"
If you don't allow pets, say so kindly and stop there. It saves you both time.
3. "How much is the deposit? Are utilities included?"
4. "Can I see it?"
5. "What do you need to apply?"
6. "How many people can live there?"
7. "Can I send a deposit to hold it?"
Book viewings in windows, not one by one
Instead of agreeing a separate time with every renter, offer two or three fixed windows a week and fill them. Fifteen-minute slots inside a two-hour window let you see eight households in one evening. Send the exact address only once a slot is confirmed, and ask for a name and phone number so a no-show can be called.
Screen fairly
- Ask everyone the same questions: move-in date, number of occupants, pets, income, references.
- Never ask about or decide on race, religion, nationality, disability, family status or any other protected characteristic. Fair housing rules apply to Marketplace listings like any other.
- Keep the decision with you. Screening questions gather facts; you choose who to meet and who to rent to.
Spot rental scams
- Real renters want to see the place. Be wary of anyone who offers to pay without viewing.
- Never accept overpayments or cheques asking for change back.
- Do not move the conversation to a link or app the renter sends you.
Where an AI agent fits
Facebook's own Meta AI reply can answer "Is this still available?" from your listing, for free. It stops there.
PilotAgent is an AI agent for the whole conversation. It runs as a Chrome extension in your own Messenger and:
- Answers every renter at a human pace, from your listings and your rules
- Asks the screening questions you choose, one at a time, and the same ones for everyone
- Offers your viewing windows and agrees a time in the chat
- Collects name, phone and email, and files every lead in a built-in CRM
- Never handles money: no deposits, no payments, just the conversation
- Replies in the renter's language
- Runs several Facebook accounts from one dashboard, for property managers with a team
You stay in control: pause any chat and take it over, or switch replies off from your dashboard. If you start typing in a chat yourself, it steps back.
Frequently asked questions
Can AI answer rental inquiries on Facebook Marketplace?
Yes. An AI agent like PilotAgent answers renters from your listing details and your rules, asks your screening questions and offers your viewing times. Facebook's built-in Meta AI reply only answers whether the listing is available.
How do I book viewings from Facebook Marketplace messages?
Put your viewing windows in the listing, offer them in your first reply, and confirm a slot with the renter's name and phone number. PilotAgent can do this in the chat for you, using the windows you set.
Is it legal to screen tenants with an AI assistant?
Screening questions are fine when they are the same for everyone and stay away from protected characteristics. The AI only gathers the answers; you make every decision about who to show the place to and who to rent to.
How do I stop wasting time on renters who never show up?
Ask one qualifying question in your first reply (move-in date or budget), take a name and phone number for every viewing, and group viewings into windows so one no-show doesn't waste a whole trip.
Does it work for property managers with many units?
Yes. Each Facebook account gets its own agent, settings and leads, and listings are shared across the account, all in one dashboard.
Is it safe for my Facebook account?
PilotAgent works in your own browser, never asks for your Facebook password, and only answers renters who messaged you first, at a human pace. Read the full answer.
